How To Contact Management

For any inquiries, your first call should be to the site office at 905-430-8333. If the office is unavailable, please leave a message with your name, unit number, reason for the call, and a callback number. Your call will be returned as soon as possible. How to Contact the Superintendent

Your Superintendents, Chris and Simera, work Monday to Friday from 8:00 am to 4:00 pm, with every other weekend off. They are on call for emergencies only after hours. During their working hours, you can call them from the front entry board by selecting “Superintendent.” If they are unable to answer, please leave a detailed message. Chris and Simera live in the building and work hard for the residents but are entitled to private time when they are not working.

What to Do After Business Hours

For building-related emergencies, such as water leaks or both elevators not working, please call our emergency line at 905-666-5794. This line is available 24/7 for emergency issues. For non-urgent questions or concerns, please report on the “Service Request” form on the website, send an email or wait until business hours to contact staff.

How To Contact the Board of Directors

The Board of Directors consists of volunteers who dedicate their personal time to ensure the Corporation runs smoothly. While board members are happy to chat with neighbors, approaching them in the elevator or hallway for answers is inappropriate. If you have a concern or question for the Board, you can email our head office or Tracey, who will bring your email to the next meeting. Alternatively, you can leave a note or letter for the Board in the mailbox in front of the office in the lobby or fill out a service request form on the Corporation’s website.

Corporation’s Website

Visit www.walldorfcondo.ca for the monthly bulletin, which advises of any planned upcoming work. We also send the bulletin via email to owners who have provided their email addresses and post a copy in the elevator. The website contains copies of the Corporation’s Rules, Bylaws, Welcome Package, and Unit Maintenance Tips. Owners renting out their units must provide a copy of the lease to Management and a copy of the Rules to their tenant. These can be submitted via the Service Request form.

Booking Amenities and Elevators

You can reserve amenities like the gym, party room, and billiards room, as well as elevators, on the Corporation’s website. Tenants need written permission from the unit owner to book the party room or billiards room. Anyone renting the party room is responsible for cleaning it after use. If you don’t use a computer, please call the office to book.

How To Replace a Lost Entry Door Fob or Remote Garage Door Opener

Contact the on-site management office to order a replacement. A lost fob costs $50.00 to replace. A remote garage door opener can be purchased at Rivett Hardware, 111 Industrial Dr, Whitby. If your fob has stopped working, return the broken one to the office for a free replacement. Fobs grant access to the building, so keep them safe and retrieve any given to family members. When selling your unit, ensure all fobs are handed over to the new owners.

Extra Parking Spaces or Lockers for Rent

Owners may only rent to other residents of the building. Inform the office of the parking space rented and to whom, providing contact info for the renter. The owner is responsible for ensuring the renter moves the vehicle for garage cleaning twice a year and for any damage caused by the tenant’s car.

Annual General Meeting (AGM)

The Corporation is required by the Condominium Act to hold an AGM. To hold the meeting, 25% or more of owners must attend or submit a proxy. The AGM agenda includes approving the previous year’s minutes, receiving the audited statement, appointing an Auditor, and electing Directors if there are vacancies. It is not the place to discuss unit-related items.

Condominium Authority of Ontario

The CAO is a government-mandated body that engages and empowers Ontario’s condominium communities. For general info on condos, visit www.condoauthorityontario.ca. The CAO is funded by condo owners through a portion of your maintenance fees.

Realtor Lockboxes

If selling your unit, your realtor must contact the office and complete a form to use the designated lockbox space located outside the front doors.

Designated Smoking Area

We kindly remind all occupants that the only designated smoking area is located at the south end of the building, accessible through the south exit door. Please note that smoking is strictly prohibited on either patio or near the front door at any time.
